A New Care Home Proposed for Westcombe Park in Essex

proposal for a 66-bedroom care home has been submitted to local authorities in the garden suburb of Westcombe Park near Maldon, Essex, by Charterpoint, a specialist developer, and LNT Care Developments.

The joint application to Maldon District Council outlines plans for a purpose-built, three-story care home, complete with associated access, parking, and landscaping. The proposed facility would feature accommodations with en-suite facilities, residents’ lounges and dining areas, a café for residents and visitors, a reception area, staff facilities, and 25 car parking spaces, including six electric car charging spaces, as well as designated areas for ambulance and taxi drop-offs. A secure cycle store is also included in the plans.

The care home has been designed to provide general residential care and residential dementia care, incorporating a range of sustainability features. These include glazed areas to maximize natural light and minimize energy requirements for lighting and heating in communal areas, low-energy luminaires and occupancy sensors to reduce energy use, high levels of insulation, and a ground source heat pump system and solar photovoltaic panels to provide heating and power to the building. The facility is expected to generate more than 70% of its energy requirements from renewable sources, resulting in a reduction in carbon emissions.

If approved, the care home is anticipated to create between 50 and 60 jobs, with a maximum of 24 staff members on site at any given time due to shift patterns.

The proposed care home is part of a larger neighborhood center development by Charterpoint Group, which has already received outline planning permission. The broader plans include later living apartments, a health center, a convenience store and other retail units, and a day nursery at Westcombe Park, with detailed planning applications for these components to be submitted in due course.

The care home is part of the mixed-use development of Westcombe Park, a sustainable urban extension to the north of Heybridge spanning 418 acres. Countryside, now part of the Vistry Group, is the master developer of the project, which includes more than 1,000 homes, with 30% designated as affordable housing, new community facilities, a proposed new primary school and nursery, new parks, play areas, sports pitches and allotments, as well as a new relief road, footpaths and cycleways.
