Royal London Asset Management Property has appointed Caddick Construction as the principal contractor for a new industrial project at Satellite Park in Middleton, Greater Manchester.

The contract, valued at £25 million, involves constructing two high-quality industrial units along with extensive external works. This development supports Royal London Asset Management’s strategy to enhance the industrial and logistics infrastructure in the North West.

Situated on Greengate in Middleton, the 14-acre site will offer modern warehouse and manufacturing facilities designed to achieve BREEAM Outstanding certification. The development aims to cater to businesses seeking industrial space within a well-established commercial district.

Scheduled for completion in summer 2027, the project also includes the creation of over 300 car parking spaces, some equipped with electric vehicle charging points, to serve the two new buildings.

This appointment expands Caddick Construction’s portfolio of industrial and logistics projects in the region. Their recent work includes delivering Tawd Valley Developments’ £14 million Junction 4 project, which features 45 new business units at White Moss Business Park.

Additionally, Caddick Construction is preparing to build four industrial units totalling 96,000 square feet at Farington Park in Leyland for its sister company, Caddick Developments. This follows the completion of a 544,000 square foot BREEAM Excellent logistics hub in the scheme’s initial phase.

Dave Saville, Regional Managing Director of Caddick Construction North West, said: “We’re pleased to be appointed to deliver this important project in Middleton. Industrial and logistics remains one of the UK’s most active sectors, and this project will create high-quality units and contemporary workspaces for growing businesses. Our team has significant experience delivering industrial developments across the region and we look forward to working collaboratively with Royal London Asset Management and the wider project team to bring these new facilities forward.”

Quintus Carr, Development Manager at Royal London Asset Management, added: “The scheme reflects our ongoing commitment to delivering high-quality, sustainability-focused industrial and logistics space in strong regional locations. We are pleased to be working with Caddick Construction, and we look forward to working closely with them and the wider project team to bring forward a scheme that supports local economic growth and meets the needs of modern occupiers.”
