Eden Unveils First Fully Furnished Workspace in Salford

ECF has announced the successful completion of its inaugural fitted and furnished workspace at Eden, an impressive £36 million, 115,000 sq. ft, 12-storey office complex located in Salford’s New Bailey. Spanning 5,134 sq. ft, this workspace is tailored for small and medium enterprises (SMEs) and expanding businesses, featuring 50 fixed workstations, a boardroom, meeting rooms, kitchen and dining areas, as well as pods and booths designed for focused work. Collaborative touchdown workspaces are also included.

The suite has been finished to a high standard and has received SKA Gold certification based on new standards that will be implemented in September 2025. This prestigious sustainability rating for office fit-outs ensures that the workspace adheres to environmental practices and maintains high sustainability performance levels.

Developed by ECF, a collaboration between Muse, L&G, and Homes England, the introduction of this fitted and furnished suite at Eden responds to the rising demand for such spaces. Plans are already underway to create additional suites of this nature within the building.

This turnkey solution is designed for businesses seeking a seamless and flexible office relocation, allowing them to commence operations immediately. By including furniture and equipment, which typically represent 15–20% of a traditional fit-out budget, the process is streamlined, helping companies to lower capital costs and reduce the administrative burdens associated with moving offices.

The workspace also provides an accessible and cost-effective alternative to conventional fit-outs while ensuring high quality, from the carefully selected furnishings to robust sustainability credentials. Eden operates at net zero carbon, contributing to a potential 60% reduction in operational costs compared to standard Grade A offices.

Occupants of Eden will join established firms such as law firm TLT and accountancy and business advisory firm BDO, both of which benefit from the building’s amenities designed to enhance mental, physical, and social health. These include cycle storage for 156 bikes, showers, and changing rooms to encourage active travel and exercise during breaks. The ground floor features a yoga and contemplation studio, providing a tranquil space for occupants to unwind amidst their busy schedules.

Furthermore, Eden boasts enhanced air rates to improve cognitive function and includes a roof terrace with city views, ideal for hosting client events, team gatherings, or informal meetings. The onsite café, Spice & Grind, offers a selection of artisan drinks, snacks, breakfast, and lunch options, serving as an additional venue for occupants to connect with colleagues and friends.

The exterior of Eden is highlighted by Europe’s largest living wall, home to 350,000 plants, which promotes occupant health and wellbeing through biophilic design while enhancing local biodiversity. The building adheres to the WELL Building Standard Principles and has achieved the highest NABERS UK Design Reviewed Target Rating for a new-build development in the UK, scoring 5.5. Its array of sustainable and people-centric features work together to foster healthier, more productive working environments.

Eden is situated in the bustling New Bailey business community, just a five-minute walk from Salford Central train station and a ten-minute walk from both St Peter’s Square and Deansgate Metrolink. It is also conveniently located near the lively St John’s neighbourhood, which boasts a variety of restaurants and bars, as well as the renowned Aviva Studios and Soho House.

Fit-out specialist Overbury led the design of the workspace, while OBI and JLL serve as the retained agents for Eden.
