HBC Construction Appointed to Deliver £6 Million Rotherham Business Zone Project

Work begins on £6m Templeborough Business Zone in Rotherham

Rotherham Council and Magna have selected HBC Construction Limited to lead the £6 million development of the Templeborough Business Zone, situated adjacent to the Magna Science Adventure Centre. The project aims to revitalise the former steelworks site into a vibrant centre for business and community activities.

Construction commenced in early June, with plans to establish eight flexible business units encompassing nearly 10,000 square feet. This includes six commercial workspaces and two units dedicated to food and beverage services. The development will also feature landscaped public areas, outdoor seating, enhanced pedestrian pathways, and improved parking facilities to create an inviting environment for businesses, visitors, and local residents.

The new Steelos Business Park, named in honour of the 19th-century steel manufacturer Steel, Peech and Tozer whose Templeborough steelworks evolved into the Magna Centre, is designed to support small and medium-sized enterprises. The initiative is supported by government funding through the Town Deal programme.

Strategically, the business park will benefit from improved regional connectivity, directly linking to the recently opened Magna tram-train station, which enhances transport links between Templeborough, Sheffield, and Rotherham. The project is scheduled for completion by the second quarter of 2027 and is being delivered under the YORbuild3 Medium Works framework.

Councillor Chris Read, Leader of Rotherham Council, commented: “Templeborough is a key part of Rotherham’s industrial story, and is already home to numerous small business sites. Today it lies at the heart of the Don Valley Corridor, our new Mayoral Development Zone, as a shared local priority for future growth.

“So it’s great to be on site with Magna as work commences on this next phase of business space. It’s a great opportunity to strengthen our local economy, now of course with direct links to the tram-train network and, in the future, Gateway Station.

“Working with Magna and HBC Construction, we’re delivering on our commitment to making sure our places are thriving.”

Magna’s Chief Executive, Richard Hammill, added: “It’s fantastic to see work now underway on this exciting development. This investment will help transform the area, creating new opportunities for businesses while enhancing the experience for everyone who visits Magna.

“We’re especially pleased that the name ‘Steelos’ has been retained. It reflects the proud industrial heritage of Templeborough and keeps alive an important part of the history of Magna, the former steelworks site, and the wider community.

“As the project progresses, we look forward to seeing this become a thriving business area that celebrates our past while supporting future growth.”
