Kew Bridge Rise Completed: Hill Group and L&Q Deliver New Brentford Community
The Hill Group and housing association L&Q have finalised Kew Bridge Rise, a major regeneration project that has transformed a former brownfield site in Brentford into a vibrant new neighbourhood.
The development replaces the old Citroën dealership and workshop, creating 441 apartments and townhouses across three phases. The homes include studios, one, two, and three-bedroom units, with half designated as affordable housing through Shared Ownership and Affordable Rent schemes. The tenure-blind design aims to foster an inclusive community that meets diverse local housing needs.
Mark Greenwood, Deputy Regional Director at The Hill Group, and Neil Davis, Delivery Director at L&Q, joined delivery partners and local stakeholders to celebrate the project’s completion. The £90 million investment unlocks previously under-utilised land, establishing a new destination for living, working, and socialising in Brentford.
Designed by Hawkins Brown, Kew Bridge Rise features five distinctive buildings set within a landscape-led masterplan that honours the area’s industrial and riverside heritage while introducing a contemporary identity. The development offers numerous amenities including independent cafés and shops, a residents’ gym, co-working spaces, concierge services, communal lounges, landscaped gardens, play areas, and a nursery scheduled to open soon.
The public realm has been carefully crafted to enhance connections between Brentford town centre and the riverside. A notable feature is the unique ‘W’ gateway structure at Starling House, which creates a welcoming public plaza and a clear sense of arrival.
Sustainability is integral to the development, with air-source heat pumps, solar panels, and electric vehicle charging points incorporated throughout. Biodiversity initiatives such as insect hotels complement pedestrian-friendly routes, cycle facilities, and thoughtfully designed outdoor spaces that promote active, connected living.
Beyond physical infrastructure, the project has generated over £64.6 million in social value through employment, skills training, work placements, and community initiatives. This includes supporting 22 local apprentices, enhancing The Rise School’s playground, donating a sensory pod to Green Dragon Primary School, and organising activities for local charities and older residents such as digital skills workshops, wellbeing sessions, fitness classes, and creative programmes.

Kew Bridge Rise is part of the ongoing regeneration of Brentford, reconnecting the area with its surroundings and creating a new neighbourhood close to Kew Bridge Station.
