Plans have been lodged for the first residential phase of Yorkhill Quay, a major component of the Glasgow Waters regeneration project, signalling a significant step forward in the transformation of the city’s Clyde waterfront.

The proposals, submitted by Peel Waters in partnership with national developer Urban Pulse, outline a £100 million co-living scheme comprising 526 homes. This development aims to meet the increasing demand for flexible, high-quality rental accommodation in Glasgow while establishing a new landmark on the riverside.

Designed by Anomaly Architects, the scheme features a series of contemporary stepped towers that descend towards the River Clyde. The design incorporates expansive shared terraces offering panoramic views across the water and creates a human-scale frontage along the new waterfront promenade.

The ground floor will host vibrant retail, leisure, and amenity spaces, opening onto a sheltered colonnade—a covered walkway lined with columns—intended to enliven the quayside and encourage interaction between residents and visitors. Residents will have access to a central reception, extensive shared facilities, and landscaped communal areas designed to promote community living.

A two-storey podium will balance the scale between the riverside and adjacent buildings, accommodating cycle storage and plant space while enabling active uses at street level. The eastern tower is designed as a distinctive feature within Glasgow’s emerging skyline, with potential for a unique roofscape and elevated amenity areas offering sweeping views back towards the city centre.

This submission follows Peel Waters’ outline planning consent granted in July 2024 for Yorkhill Quay, which envisages approximately 1,100 homes alongside leisure facilities and new public spaces. Infrastructure works funded by Peel Waters, currently underway at a cost of £3.75 million, will unlock the site for development and include a 400-metre waterfront promenade linking the Riverside Museum and The Clydeside Distillery.

Yorkhill Quay is a pivotal element of Peel Waters’ broader Glasgow Waters masterplan, a 13-acre mixed-use regeneration initiative transforming a former brownfield site into a vibrant waterfront district. Upon completion, the neighbourhood will deliver new homes, employment opportunities, public spaces, and enhanced connectivity, reconnecting communities along the River Clyde and creating a dynamic destination for the city.
