The Hill Group Unveils Hartmere Development in Cambridge

Award-winning, five-star housebuilder, The Hill Group

The Hill Group, an award-winning five-star housebuilder, has announced the launch of Hartmere, a new residential development in Cambridge aimed at addressing the increasing demand for housing in the city. The development will officially open on Saturday 18 April and marks the first phase of the Eddeva Park regeneration project, which will introduce 230 new homes, ranging from three to six bedrooms, to the area just south of the city centre.

Hartmere will feature a selection of elegant two-storey residences and three-storey townhouses, developed in partnership with Cambridge Investment Partnership, a collaboration between Cambridge City Council and The Hill Group. The homes will overlook the picturesque Gog Magog Hills, appealing to a diverse range of buyers, with 40% of the properties designated as affordable.

Located between Babraham Road and Worts’ Causeway on the south-east edge of Cambridge, Hartmere is ideally situated for first-time buyers, young professionals, families, and downsizers. Its proximity to Addenbrooke’s Hospital and the University’s Biomedical Campus, combined with a growing network of cycleways and pathways, ensures excellent connectivity for residents.

The overall Eddeva Park regeneration will also include a new community centre, play areas, and additional green spaces, enhancing the local environment. Residents of Hartmere will enjoy a vibrant lifestyle, with amenities such as an award-winning butcher, a greengrocer, and The Gog deli nearby. Central Cambridge is just a 13-minute cycle ride away, making Hartmere a convenient choice for those seeking a blend of urban living and natural beauty.

Transport links are robust, with connections to the city via Park and Ride services and cycle paths, as well as easy access to the strategic road network. The upcoming Cambridge South train station, set to open in 2026, will further improve connectivity for residents.

Rebecca Littler, Group Sales and Marketing Director at The Hill Group, stated: “Hartmere represents everything we believe contemporary living should be – beautifully designed homes in a well-connected, sustainable community. With the Gog Magog Hills on your doorstep, the city centre within cycling distance and excellent transport links, including the new Cambridge South station, we’re creating a new community, not just building new homes.”

The homes at Hartmere boast a modern aesthetic, characterised by a stylish combination of grey and red brick façades. Inside, each property is finished to a high standard, featuring open layouts, abundant natural light, and practical designs that accommodate flexible living. Sustainability is a key focus of the development, with eco-friendly systems such as air-source heat pumps providing low-carbon heating and hot water. Each home will also come equipped with an electric vehicle charger and ample cycle storage.

Families will find an exceptional selection of primary and secondary education options, with nine primary schools located within a 15-minute drive of Hartmere. Additionally, residents will have access to a variety of prestigious independent and state-funded secondary schools in the city and surrounding areas. Notably, St Bede’s Inter-Church School, rated ‘Outstanding’ by Ofsted in 2024, and The Perse School, one of Cambridgeshire’s top-performing independent schools, are both less than a 15-minute drive away.
