Wells McFarlane Secures Full Occupancy at Wellington Place with Final Unit Let to Sprog

Wellington Place in Market Harborough has reached full commercial occupancy following the letting of its last retail unit to children’s indoor play and retail business, Sprog. The 1,667 sq ft space was secured through negotiations led by Andrew McFarlane Holt, Director at commercial property consultancy Wells McFarlane.
Sprog has committed to a six-year lease and will join established national brands such as Sainsbury’s and Esquires Coffee at the development. The business will offer a combination of soft play facilities, refreshments, and a curated selection of children’s clothing, toys, and gifts under one roof.
Adam Newberry, co-founder of Sprog, who will operate the venture alongside his wife Sarah, described Wellington Place as an ideal location. He said, “Wellington Place immediately felt right. It’s a well-designed, family-friendly development in a part of Market Harborough that’s growing, and the mix of residents and footfall is exactly the demographic we’re seeking.”
Adam added, “We looked at several options but this unit stood out as it gave us the space to bring all three elements under one roof. Andrew and the Wells McFarlane team were proactive, responsive and clearly knew the local market well. As first-time business owners taking on a commercial lease, that clarity and support mattered a lot and made the whole process far less daunting than it might have been.”
Sprog plans to launch fully in June 2026 and expects to create up to eight jobs, including full-time management and part-time roles.

In addition to managing the commercial units, Wells McFarlane acts as managing agent for the 11 rental apartments at the adjacent Wellington Mews. Residential & Commercial Asset Manager Pru Singh confirmed these apartments are now fully let.
