Breck Homes Secures Approval for 120 Affordable Residences at Former Lloyds Site in West Yorkshire
Breck Homes has received planning permission to convert a former Lloyds Banking Group data and call centre in Farsley, West Yorkshire, into 120 affordable dwellings. This project marks the largest development by the Northern property firm in Yorkshire to date.
The brownfield site located near Cote Lane will be developed into a mix of one and two-bedroom apartments alongside three and four-bedroom houses. These properties will be available for shared ownership and affordable rent. Many homes will include private gardens, and the scheme will incorporate new public green spaces to enhance the local environment.
Plans for the development were jointly submitted by Breck and Lloyds in October 2025. Lloyds Banking Group has played a significant role in supporting social housing, providing over £23 billion in new finance since 2018, including £3.2 billion in 2025 alone through commercial lending and deal facilitation.
The design and planning process involved consultation with local residents and community stakeholders. Investment will also be directed towards upgrading existing children’s play facilities in the area. Breck is currently in discussions with a nominated housing provider that will take ownership of the site once construction is complete.
Construction is expected to commence in November 2026, with completion targeted for December 2029.

Named Dawsons Corner, this development will be Breck’s fourth affordable housing project in Yorkshire. The company currently has three active sites in Bradford—Rushton Avenue, Flockton Road, and Brompton Avenue—that together will deliver 107 new homes.
In addition to these projects, Breck expanded its presence in the region last summer by acquiring a 4,400 sq ft office at Millshaw Park Industrial Estate near Leeds, aiming to accelerate its growth within the county.
