Nottingham-headquartered contractor Clegg Construction has been appointed to build a prestigious eight-storey office development in Leeds.

The contract involves the demolition of the current Wellington Plaza building on the corner of Wellington Street and the creation of a new state-of-the-art office building to be known as 31 Wellington Street.

Joint venture developers Prescient Capital and Asset Capital secured planning consent for the redevelopment, with Prescient Capital subsequently taking over the project and appointing Clegg Construction as the main contractor.

Designed by DLA Architecture, the scheme will feature almost 80,000 sq ft of prime office space, a sky lounge, terrace, events space, and fitness and gym facilities. It is targeting BREEAM outstanding and an EPC A rating.

Christian White, pre-construction director at Clegg Construction, said: “This redevelopment in Leeds is a stunning scheme that the team at Clegg Construction is very proud to have been appointed to deliver.

“It will add to the growing portfolio of projects that we have delivered in Leeds in recent years, which includes student accommodation and university facilities, build-to-rent accommodation, the refurbishment of city centre hotels, and other office schemes.

“We’re excited that demolition work will begin in September, triggering the start of work on site to build this landmark office development which will boast excellent facilities in a prime location.”

The development, which will include co-working space, features cycle storage, shower and changing facilities, and floor-to-ceiling panoramic windows that allow for an abundance of natural light to grace the contemporary interior.

The project is due to be completed in the summer of 2027.

Doug Friend, chief executive of Prescient Capital, said: “We’re delighted to now get this project underway. Leeds currently has a significant shortfall of prime workspace and this elevated ESG credential property is perfectly located and designed to assist in relieving some of that pressure.

Along with DLA and planner Quod, advisors include civil and structural engineer Roscoe, service engineer Thornley & Lumb, fire engineer BB7, Hydrock advising on BREEAM & Fitwell, Ridge on NABERS & AH Connections on WiredScore.

Nick Salkeld, partner at property advisors and project managers Fox Lloyd Jones, said: “Fox Lloyd Jones is proud to be a part of the team bringing forward this exemplar development designed to the highest standards and current day ESG benchmarks.

“It is a truly unique landmark scheme for the Leeds office market offering boutique, high-end workspace in a prime West End location.”

With its head office in The Lace Market in Nottingham, Clegg Construction is a Midlands, East Anglia, and Yorkshire-based construction firm specialising in the delivery of public and private sector projects.
