Developer Charterpoint secures sale of care home site in Leicestershire

Specialist senior living developer Charterpoint has completed the sale of its site at Markfield in Leicestershire to Crown Care Group to build a 72-bed care home.

The Charterpoint team secured planning permission for the 2.7 acre site from both Charnwood Borough and Hinckley and Bosworth Borough Councils, due to its location on Leicester Road crossing both boundaries.

The site has now been purchased by Crown Care Group who will build out and operate the home. Once built the mainly two-storey, modern care home, will feature en-suites to each bedroom, residents’ lounges and dining areas, a café/bar, plus extensive activity areas. Externally there will be terraces, patios and landscaped gardens, along with staff and visitor car parking.

Charterpoint Senior Living, a division of Charterpoint Group, specialises in delivering exceptional, purpose-built senior living accommodation in collaboration with not- for-profit providers and leading private sector operators from site acquisition through to planning, development and construction.

Markfield is the latest of several schemes being developed by Crown Care Group, an experienced family-run operator with 23 care homes providing residential, nursing and dementia care across the Midlands and the North.

This development, expected to generate 35 jobs, will create a high-quality care home for older people from the neighbouring community, in a residential area within easy reach of Markfield high street and amenities. It is well connected to the local area with bus stops at the site entrance, close to the A50 and connections to central Leicester and the M1 motorway.

Specialist business property advisers, Christie & Co brokered the sale, led by Sara Hartill, Director & Head of Healthcare Development & Investment, adding: “The sale of this particular site was a clear reflection of the robust appetite for newbuild provision in the Midlands. The process attracted multiple offers from corporate operators, and we are delighted to have completed the sale with Crown Care. This marks the first transaction of an outstanding incoming pipeline in 2026 with Charterpoint Senior Living, and we also look forward to working closely with Crown Care on future acquisitions as they continue to increase their portfolio.”

Charterpoint, which is based at Edwalton near Nottingham, specialises in developing first-class senior living accommodation, mixed-use and sustainable housing schemes, and primary care premises.
