Final Plans Unveiled for Riverside Place Development in Salford

New images have been released as final plans are submitted for Riverside Place, a significant riverside neighbourhood set to transform the area around Ordsall Lane and Regent Road in Salford. Designed by DLA Architecture for Crescent Investments LLC Limited and Forshaw Group, the project follows the successful completion of Silkbank Wharf adjacent to the site.

The development will feature 814 high-quality residential units, framed by three brick-fronted towers and a two-storey Community Pavilion. This Pavilion is intended to serve as a flexible space for commercial, retail, hospitality, and community uses, catering to the needs of both new residents and the existing local community.

Following a public consultation last year, the plans have been refined to enhance the public realm along Regent Road. This area will be accessible to both new residents and the wider community, promoting improved pedestrian and cyclist access to the Irwell Riverside Path. A landscaped ramp and tiered seating area will lead to the waterfront, further enhancing the site’s appeal.

Lyndon Forshaw, CEO of Forshaw Group, stated, “We have worked to improve our plans following consultation with the local community last year. The final plans submitted are focused on community integration with the existing Ordsall neighbourhood, providing a Community Pavilion at the heart of the scheme. We have also been able to increase the area of public realm on the Regent Road frontage for all to enjoy and improve the shared amenity space for the new residents within the new residential buildings.”

Jonathan Knowles, Director at DLA Architecture, added, “Riverside Place brings to life the vision for the reimagining of the Ordsall Waterfront Area, seamlessly integrating the new development into the existing community, opening access to the Irwell Riverside Path and creating a new neighbourhood that everyone can enjoy. The architecture and public realm are designed to re-establish a strong physical and visual connection to the Irwell, as well as providing 814 much-needed homes. In total, the scheme introduces over 1.5 acres of new public realm. The Pavilion is conceived as a civic marker within the masterplan, with retail, hospitality and community uses, ensuring this stretch of waterfront becomes a destination.”

He further emphasised, “Riverside Place is about establishing a new piece of Salford that feels open and genuinely connected to the community both socially, physically and environmentally.”

The proposals align with Salford Council’s ambitions for high-density, residential-led growth in the area. The current retail units, occupied by McDonald’s and Grosvenor Casino, are set for demolition in 2023 to facilitate the new development.

During construction, the project is expected to generate over 1,000 jobs and contribute £67 million in economic value over three years. Upon completion, it will provide a £24 million boost to local shops and services, supporting 86 local jobs and generating an additional £1.7 million in council tax revenue annually for Salford Council.

Subject to planning approval, the Riverside Place development will play a crucial role in the city’s target of delivering 9,000 new homes across Ordsall, Quays, Pendleton, and Charlestown by 2042. The project is supported by a team of consultants, including DLA Architecture, Euan Kellie Property Solutions, TPM Landscape, SK Transport Planning, and Font Comms.
