Fletcher Bond Relocates to Larger Manchester Office to Support Ambitious Growth Plans

Property consultancy Fletcher Bond has secured a larger office space in Manchester as it aims to triple its size within the next three years. The firm, marking its 10th anniversary this year, has moved from its previous first-floor premises at 61 Mosley Street to occupy the entire fifth floor of the same building.

The new headquarters, leased for five years from landlord GGM Properties, covers 2,000 square feet. It includes a boardroom, two meeting rooms, and workspace for up to 26 employees. Additional facilities feature a dedicated client reception area and a breakout zone equipped with a kitchen, beer fridge, table tennis, and dartboard.

Cosmin Armene, a property and construction solicitor at north west law firm Bermans, provided legal advice to Fletcher Bond on the lease agreement. Bermans has supported the company during this period of expansion.

Founded in 2016 by Rory Dillon, Fletcher Bond initially operated from a single room at 61 Mosley Street. Rory said: “We have always had our headquarters at 61 Mosley Street and have enjoyed a strong relationship with GGM Properties. Having outgrown our previous office space and with plans to triple in size over the next three years, we needed a larger base and were happy to stay at the same location.” He added, “The move itself went very smoothly. Our operations director Rob Charnock did a sterling job in masterminding the process, with great support from Cosmin.”

Rory emphasised the significance of the relocation, stating: “Our new office represents much more than a change of accommodation. It reflects our ongoing commitment to the three things that matter most to us – our clients, our colleagues and collaboration.”

Fletcher Bond provides services across the UK, working with commercial lenders and private clients to address complex property issues involving commercial, industrial, retail, leisure, care, and residential assets. Its expertise includes restructuring and recovery, strategic asset management, valuations, and transactions.

The company has experienced substantial growth, with revenue rising by 65 per cent in the financial year ending June 30. Recent client acquisitions include Roma Finance, Hampshire Trust Bank, and Reward Funding. Staff numbers have increased to 10 following the appointments of associate director Jonathan Holmes, finance manager Faye Riley, and apprentice surveyors Ella Daly and Jack Ifield.

Rory highlighted future opportunities: “As Fletcher Bond continues to grow, we look forward to welcoming new clients with complex restructuring and property requirements, while also looking to expand our team further. We see opportunities in helping lenders navigate increasingly complicated property portfolios, particularly where private credit is involved or where inexperienced borrowers have run into difficulties with high-risk or part-complete developments.”
