Linear Living Finalises £34 Million Trafford Gardens Development
Linear Living has successfully completed its £34 million Trafford Gardens project, delivering the final 116 homes and bringing the total number of residences in Old Trafford to 149.
The second phase of the Talbot Road development was finalised last month, concluding a two-year construction period. The latest phase comprises 116 apartments across 13 storeys, featuring 65 one-bedroom, 48 two-bedroom, and 3 three-bedroom units.
Residents will benefit from various communal spaces, including a rooftop garden and a private courtyard. All homes have been sold off-plan to a mix of investors and owner-occupiers.
Linear Design & Construct, a subsidiary of Linear Living, commenced work on the scheme in January 2024, which was executed in two phases. The first phase, completed in September 2025, provided 33 affordable housing units, all acquired by the not-for-profit housing association Irwell Valley Homes, which currently offers them on a rent-to-buy basis.
Trafford Gardens is part of the Trafford Civic Quarter masterplan, aimed at revitalising the area around Old Trafford Cricket Ground and fostering a vibrant residential community. The development is conveniently located just 300 metres from both Old Trafford and Trafford Bar Metrolink stations, with Old Trafford Football Stadium and Old Trafford Cricket Ground accessible within a ten-minute walk.
The project team for Trafford Gardens included contractor Linear Design & Construct and Peak Properties, which served as the advisor and agent for the sales. Other key stakeholders involved were the Greater Manchester Combined Authority and Maslow Capital, with the initial design by Tim Groom Architects later taken over by JDA Architects.
