Marketing service sees 9000% uplift in landlord leads
A marketing service that was launched across the letting industry 12 months ago has seen agents’ average landlord leads soar by over 9000%.
Agent Marketer is the brainchild of letting expert Sally Lawson and advertising specialist Steve Warne, and was designed specifically to support agents enhance their lead generation through the use of dedicated marketing funnels.
Initially only available to Agent Rainmaker’s ARX members, the service was opened up to all UK letting agents last year.
Sally said: “Too many agents are still relying on old-school and outdated marketing methods and, as a result, are only bringing in on average three or four leads a month. Even if the agent is achieving 100% conversion rates (which is highly unlikely), that’s a maximum of only 48 instructions a year – which is woeful.
“Continuing to adopt these traditional methods is the equivalent of throwing a dart whilst blindfolded and praying it hits the intended target. But even the target may not be the right one! With 82% of landlords currently not using agents for property management services, the opportunities to engage with this market are phenomenal – but agents simply aren’t targeting them in the right way.
“Every single landlord out there is at a different stage in their journey, has a different need, and wants to be engaged with in a different way. So agents need to be giving them what they’re looking for, if they have any chance at all of capturing them.”
The Agent Marketer service utilises targeted ads which supports agents to generate leads through dedicated sales funnels, and facilitates effective conversion through monitoring systems and analytical insights.
Sally continued: “The most crucial thing about all of this is ongoing and constant monitoring, to ensure that costs per lead are kept as low as possible, and making sure the ads are targeting the right landlords, at the right time. By doing so, our agents are reporting incredible results – with an average of over 300 quality leads coming into businesses each month. The proof is really in the pudding…”
A 20x Return in 8 Weeks…
In just eight weeks, one agency saw a 20x return on investment – with an ad spend of £766 generating 394 leads at £1.94 per lead. The result brought in nine takeovers, including five fully managed properties and four let-only properties, with a total generated revenue increase of £16,000.
54x Return on Investment
Another agency achieved a 54x return on its investment with an ad spend of just ÂŁ1,499, with 16 new instructions and a generated income of over ÂŁ81,000.
