Shepherd & Wedderburn, a leading law firm, has taken a 5,000 sq ft office suite on the third floor of The Capitol, located at 431 Union Street, Aberdeen. This letting marks a key milestone as DS Properties, the building’s new owners, initiate a fresh phase of enhancement works to elevate both the building’s iconic street presence and its premium office environment.

Central to these upgrades is a significant investment by the landlord to develop dedicated “plug-and-play” suites designed to meet the needs of businesses of varying sizes. This initiative offers immediate, high-specification, flexible workspaces that are ready for occupation, catering to the demand for turnkey office solutions.

The refurbishment programme includes cleaning and restoring the building’s distinctive 1930s Art Deco façade. The Capitol, a Category B listed structure rich in local heritage, originally opened in February 1933 as a grand theatre and cinema. In 2016, it underwent a major award-winning restoration that preserved its original Art Deco foyer while integrating a modern Grade A office extension.

Today, The Capitol provides occupiers with adaptable floorplates, extensive secure parking, and premium end-of-journey facilities designed to enhance productivity, collaboration, and employee wellbeing.

Arron Finnie, Office Agency Partner at Ryden and joint letting agent for The Capitol, commented: “This letting reflects the continued demand for high-quality, well-connected workspace in Aberdeen. The Capitol combines a landmark city centre address with the flexibility and specification modern occupiers are looking for.”

He added, “As one of the city centre’s most recognisable buildings, The Capitol’s façade improvements will also have a real impact on Union Street, while its internal features are well suited to support business growth and attract and retain talent.”

Following Shepherd & Wedderburn’s lease agreement, only limited space remains available within this landmark development. Prospective tenants can access one full floor and the remaining half of the third floor, adjoining the suite now occupied by Shepherd & Wedderburn. These spaces are actively marketed as part of the new plug-and-play offerings.

These final opportunities provide businesses with a rare chance to secure premium office space featuring panoramic city views in one of Aberdeen’s most sought-after business locations.

Ryden and joint letting agents Savills are handling the marketing of the remaining suites, offering flexible lease terms to suit potential occupiers. Additionally, Ryden has been appointed as the property manager for The Capitol.
